An office address is judged, before anything else, on how easily people reach it. Prospera stands opposite Malad station: staff arrive on foot from the platform rather than hunting for parking, and a client coming from anywhere along the line can find it without being given directions. Malad West has been filling with precisely this kind of work — the offices, practices and showrooms that follow a station rather than a highway.

Frontage is the other half of it. A building on this road is seen by everyone going past, which counts for more to a showroom than almost anything else does. It suits a business that wants to be found rather than merely located — a practice that takes clients off the street, a brand that would rather have a room of its own than a counter in someone else's, a firm whose people would prefer not to spend their mornings in traffic.
